Recommended Inspections in N. Georgia Moutains
1. General Home Inspection (Must-Have)
✔️ Covers structure, roofing, plumbing, HVAC, electrical, foundation, and appliances
✔️ Helps identify safety concerns and needed repairs
2. Radon Testing (Highly Recommended)
✔️ Georgia, especially in North Georgia and the mountains, has high radon levels
✔️ A radon test ensures indoor air quality is safe
3. Termite & Pest Inspection (Essential in Georgia)
✔️ Termites are common due to Georgia’s warm, humid climate
✔️ A Wood-Destroying Organism (WDO) inspection checks for termites, carpenter ants, and wood rot
*General home inspection can typically detect activity. If the seller has a pest transferrable bond, that is even better!
*This is required for VA Loans.
4. Mold & Moisture Inspection (If Concerned)
✔️ Homes in humid areas or with past water damage should be checked for mold
✔️ Helps prevent health issues and costly remediation
5. Sewer or Septic Inspection (Based on Property Type)
✔️ Sewer Scope Inspection (for homes on public sewer) can check for blockages or damage
✔️ Septic System Inspection (if applicable) ensures the tank and drain field are functioning properly
*The Seller's Property Disclosure will state when (if ever) the seller has had the septic tank pumped. We can also
ask for proof of work. In Big Canoe, Georgia, all homes are on septic.
6. Well Water Testing (If Home Has a Well)
✔️ Ensures water is safe and free from contaminants
*This is required for VA Financing.
7. Structural/Foundation Inspection (For Older Homes or Signs of Issues)
✔️ Checks for cracks, shifting, or potential foundation problems
8. Roof Inspection (If Age or Condition is a Concern)
✔️ A roof specialist can assess damage, leaks, or the need for replacement
9. Pool & Spa Inspection (If Applicable)
✔️ Ensures pumps, filters, and structural components are working properly
10. Lead Paint & Asbestos Testing (For Older Homes)
✔️ Homes built before 1978 may contain lead-based paint
✔️ Asbestos may be present in older insulation, siding, or flooring
