Are Big Canoe Lots Still Selling? Here's the Truth

If you’ve been thinking about selling your lot in Big Canoe, you’re not alone—but it’s important to understand the current landscape.

Right now, the lot market is challenging. Most properties are slow to move, especially those with high site prep costs.

For example, lots that require significant grading for a driveway or retaining walls can carry up to $150,000 in prep expenses. Cutting into the mountain to create a less sloped drive is often a dealbreaker for buyers who aren’t prepared for that level of investment.
