What’s Selling — And What’s Sitting

When I study the market of homes currently under contract in Big Canoe, I look for patterns. What’s resonating with buyers? What’s being overlooked? This month offers a clear story.
As of today, 17 homes are under contract. Two of those are new construction, so if we focus on resale activity, that leaves 15. Of those, I’ve personally been inside 9—enough to see some consistent themes.
Here’s what’s standing out:

Every one of these homes has updates. Whether it’s the kitchen, bathrooms, or flooring, buyers are clearly prioritizing move-in-ready.

Each offers something compelling. Some are fully furnished, others have exceptional outdoor space. Proximity to amenities and trails matters. And in several cases, the value is clear—strong price per square foot in today’s market.
So what’s sitting?
Homes without these features—or those that need heavy updates and still aim for premium pricing—are staying on the market longer. In a community like ours, charm matters, but condition and value are what seal the deal.
