Just Listed: A Big Canoe Home Reimagined

Breathing New Life into a Big Canoe Listing
This home had been sitting on the market for over a year — no offers, no energy, no traction. Two weeks ago, the owners reached out and asked for help. They were ready for a change and, more importantly, ready for results.
I had shown the home when it was previously listed with another firm. At the time, it was vacant, dusty, and felt forgotten. It wasn’t just a house — it was a quiet opportunity waiting for someone to bring it back to life.
When the sellers trusted me to relaunch the listing, I knew we needed a fresh approach. First, I recommended a price adjustment to $435,000 — a $40,000 reduction from their previous asking price, but one that I believed would re-engage serious buyers based on the current market climate.
Next, I emphasized the importance of staging. This is not your typical home — it has unique architecture and flow, and I knew buyers needed help imagining how to live in it. Thoughtful staging would help define the space and inspire possibility.
I brought in my friend, Stacey Cornelius, and together we transformed the home from cold and empty to warm and inviting. It now feels like a place someone can picture themselves living — entertaining, relaxing, and calling it home.
We just went live with the refreshed listing, and I’m excited to see how the Big Canoe buyer pool responds. It's a special home, and now it has the presence it deserves.
